First look: Manchester flexible workspace provider Colony expands to meet soaring demand for co-working

Colony, one of Manchester’s main flexible workspace providers, will open a new floor at its Spring Gardens venue this September to meet rising demand for coworking and private office space in the city centre.

The third floor has been designed in-house and will feature six private offices for 12, 16, and 20 people, ranging from 351–687 sq ft. Members will also benefit from an open-plan social kitchen and co-working lounge, collaboration and breakout zones, eight phone booths, and two brand-new meeting rooms for seven people.

Colony Spring Gardens first opened in March 2025 with the launch of its fifth floor, which offers private offices for four to ten people, 16 dedicated coworking desks, two meeting rooms, a community hub, collaboration areas, and a balcony terrace. All members have access to communal areas across both floors.

Colony Spring Gardens is currently home to 13 businesses, members include Manchester Young Professionals, Colony’s exclusive coworking partner and a prominent professional network in the city, as well as Fluid Commerce, a specialist eCommerce agency.

The building at 19 Spring Gardens was acquired by Colony’s sister company, Northern Group, in July 2024, with plans to develop each floor in phases to suit a range of business sizes.

The continued demand for flexible workspace in Manchester is reflected in the success of Colony’s first venue, Jactin House, which reached full coworking occupancy in September 2025. This milestone reinforces the company’s expansion into new locations like Spring Gardens, where more private offices and enhanced coworking facilities will cater to growing business needs in the city centre.

To meet this accelerating demand, we’ve immediately begun work on the sixth floor. This next chapter is designed for medium-sized businesses – the kind of companies scaling rapidly in Manchester, and those relocating from London in search of workspace more flexible and dynamic.”

Colony’s growing portfolio already spans Ancoats, New Islington, the Northern Quarter, and Piccadilly, with plans to open its eighth venue Colony King Street in 2026.
