A major £13m refurbishment has transformed Manchester city centre’s King’s House into 36,000 sq ft of design-led workspace, tailored for the city’s growing community of innovation-led businesses.
Delivered by Bruntwood SciTech – the joint venture between Bruntwood, Legal & General, and Greater Manchester Pension Fund – the redevelopment brings new life to the King Street West landmark in the heart of the St Mary’s Parsonage district.
The development is the latest in our Spaces and Places series, offering readers glimpses into the region’s coolest and most creative new spaces. Suites are designed to support teams of 10 to 60 people, ranging from 1,777 sq ft upwards, with a standout 6,115 sq ft space offering the rare chance for a fully bespoke fit out. Other suites come fully furnished with kitchens, meeting rooms, project spaces, phone booths, breakout areas, and integrated power – giving digital, creative, and professional services businesses everything they need from day one.
A 2,789 sq ft ground floor suite also benefits from its own dedicated entrance, creating a private, self-contained home for around 30 people.
Blending heritage character with modern function, original details such as beams and terrazzo flooring have been restored, sitting alongside rustic woods, metals, and patterned finishes. The new arrival space features a hospitality-style lounge and social breakout areas, while The Loft on the fourth floor provides a communal lounge. Customers also have access to showers, towel service, cycle storage, and an on-site fitness studio.
The development has achieved an EPC A rating, operates at net zero, and is largely electrified, with a pathway to becoming fully electric within five years. Just a short walk away at Blackfriars House, occupiers can also use an auditorium, bookable meeting rooms, a gym, and a podcast room.

Early demand has been strong. Tech-driven legal finance company Nera Capital is among the first to join, attracted by access to Bruntwood SciTech’s UK-wide network of more than 1,100 science and tech businesses.

An open day will take place on 18th September, giving prospective occupiers a chance to explore the building.
The King’s House redevelopment was designed by EPR Architects, with Amspec as principal contractor. OBI and Knight Frank are the appointed agents. It forms part of Bruntwood SciTech’s wider £243m programme of investment across Manchester, including schemes at Thread Works, No.3 Circle Square, and the landmark Pall Mall.
