With its bold glass façade and design-led interior, Colony Fabrica is fast becoming one of Manchester’s most distinctive and in-demand workspaces.
Spread across 24,000 sq ft, the building offers a blend of private studios, coworking desks, and breakout zones, and is home to a vibrant community of businesses spanning media, tech, design, and more – including Prolific North, which moved into the space earlier this year.
In the latest instalment of our Spaces and Places series, where we spotlight some of the North’s most inspiring buildings – from creative studios to cutting-edge coworking hubs – we’ve been given an exclusive look inside Fabrica.




But this isn’t just a stylish place to plug in a laptop. Colony Fabrica plays a key role in the wider regeneration of New Islington and Piccadilly East – an area that once formed part of Manchester’s industrial backbone and is now emerging as one of the city’s most exciting creative quarters.

Spanning three levels (with a fourth floor occupied by Colony sister company Northern Group), the building offers flexible workspace solutions for companies of all sizes – from dedicated desks and 8-person offices to full private floors for teams of over 100. Designed to foster both focus and collaboration, Fabrica reflects Colony’s mission to build spaces that support modern work culture without sacrificing style or substance.
Floor-to-ceiling windows flood the interior with natural light, while four communal kitchens, internal breakout areas, and curated design details bring a sense of warmth and intentionality throughout. There’s also a mezzanine, three meeting rooms for up to 10 people, a stylish Co-lounge, and the Presentation Space – a multi-use, theatre-style event space with full AV setup that holds up to 50 guests.





The mix of tenants is just as eclectic as the building itself. Alongside Prolific North, Fabrica is home to spirited design agencies, a global payments company, and even a video game studio – creating a unique, cross-sector micro-community in the heart of the city.
Just a short walk from New Islington tram stop and a three-minute ride from Manchester Piccadilly, Fabrica offers both convenience and connection. Members also get access to Colony’s other Manchester locations, meaning there’s always a fresh space to work, meet or collaborate.
Colony first launched in 2017 with its flagship site at Jactin House in Ancoats, and has steadily grown to become a key player in Manchester’s coworking scene.
