Managing Director

SEESAW is a new creative workplace for Manchester, founded in partnership with three of Manchester’s leading creatives, David McCall, Philip Hannaway and Atul Bansal. 

The business is based in the newly-refurbished and Grade II Listed building, 86 Princess Street M1. SEESAW combines work, social, learning and wellbeing in one beautiful, thought-out space and has plans to grow to other sites in Manchester and further beyond. It aims to differentiate itself from the competition through curating a creative community and providing a personalised and authentic local touch.

The Position: Managing Director

SEESAW has been founded with a mission to redefine the work and social space. We are looking for our first Managing Director to implement this vision by setting up and developing our co-working business, providing the highest possible levels of customer service standards from the outset to help us build our reputation in Manchester as a desirable creative hub.

The Managing Director is a role requiring high levels of attention to detail in all areas of the customer experience. You will have the ability to take the lead in relation to the overall health of our operations and people, and the drive to support the success of our business, team and community. As Managing Director, you will be responsible for the business’s financial profit and loss account, as well as for our space, its facilities and the provision of membership services. You will form part of the SEESAW management team alongside the founding partners.

  • Adaptable/versatile: – ability/humility to recognise when a change of course/pivot may be required

Experience 

  • Over 5 years’ experience in the establishment, development and growth of a business
  • Financial acumen: proven ability to monitor and interpret financial and sales data, and to plan accordingly; experience in preparing and implementing a budget and business plan
  • Knowledge of emerging trends in the future of the workplace and co-working market
  • Experience in setting or working with metrics and monitoring them
  • Proven track record in leadership – clear communication and a coaching and mentoring attitude towards staff
  • Understanding of the importance of the customer experience across the entire business and able to break down that experience into a series of individual interactions and champion improvements across the entire brand offering

Success Metrics of the Role

  • Balanced Budget, Positive cashflow, Profitable P&L (revenue £1 million +)
  • Occupancy targets (Year 1: 65%)
  • Overall brand Net Promoter Score or other customer satisfaction metrics (to be determined)
  • Develop a cohesive team that shares and supports the values of the business
  • Build a community of creatives that are proud to be members of SEESAW and contribute to its unique ecosystem

Key Activities

The Managing Director will have overall responsibility for:

  • Setting up the business from the outset with processes and systems to include membership services, facilities management, financial reporting, sales and marketing processes, health & safety and other operations to be determined
  • Ensuring a holistic customer experience across all SEESAW brand service offerings at 86 Princess Street
  • P&L, cashflow and budget management – balancing and adjusting resource against revenue
  • Meeting sales and growth targets across the co-working, events and food and beverage business areas
  • Creating and monitoring staff and customer guidelines
  • Managing the SEESAW space within the building, its facilities, and equipment including SEESAW’S relationship with its landlord
  • Contributing to the improvement of the sales and marketing processes and workflows
  • Representing SEESAW interests with key external stakeholders
  • Taking accountability for the legal and compliance aspects of business
  • Reporting on operational matters to the management board and responding to/implementing board recommendations
  • Developing and maintaining a close-knit, enthusiastic and motivated team of Seesaw employees
